If someone offered you an interest-free loan for 10 years with no strings, wouldn’t you seize the opportunity? This is exactly what’s on offer with Rydon Homes’ SmartBuy scheme – but the incentive isn’t being snapped up because prospective buyers think there’s a catch!

With SmartBuy, purchasers are offered 100% home ownership for 80% of the asking price of a new home.  The remaining 20% is financed by a loan from Rydon, payable after ten years or whenever the buyer sells the property, whichever comes first.

This isn’t a shared ownership scheme.  You buy 100% of the property for 80% of the initial outlay.  It’s open to any buyers, not just those purchasing a first home and it’s available to anyone who can obtain the relevant mortgage.  When buyers move in, they pay their monthly mortgage costs but won’t repay any interest on the Rydon Homes’ SmartBuy loan.

The SmartBuy loan is only repayable when the buyer resells the property or on the 10th anniversary of the purchase when 20% of the current market valuation of the property will be due to Rydon Homes.

If the buyer has made any improvements to the property during the time they’ve been living there, such as a conservatory or extension, the value of this will be deducted from the open market sale value at the time the property is sold.

In the unlikely case that the property market is depressed at the time of the sale, this will be reflected in the market valuation of the Rydon home – which will provide reassurance for the buyers.   The only stipulation is that mortgage arrangements need to be made through one of the nominated mortgage brokers and solicitors.

The scheme makes a definite difference to the prices at Rydon Homes’ attractive Merchant’s Mews development in Canterbury. “It doesn’t make sense not to SmartBuy,” says Natalie Flint of Rydon Homes.  “The buyer pays less in the first instance and doesn’t have to pay interest on 20% of the listed purchase price which is about £60,000 on the smallest property at Merchant’s Mews.  If £60,000 was included in the initial mortgage, it would attract considerable interest.  With SmartBuy, that amount is interest free.  Why wouldn’t you take up this option?”
